On 23 May 2017, the Palaszczuk government announced that the challenge for Queensland development, was to create medium density housing options to suit South East Queenslanders, as part of the South East Queensland Regional Plan. The Queensland government has explored a variety of housing options in an effort to improve housing affordability, particularly within the first home buyer market. For 20 years, Roycorp has been committed to offering residents in South East Queensland, affordable medium density residences. In particular, Roycorp’s latest offering “Creekside” at 11 Rachow Street, Thornlands, offers buyers 105 premium townhomes that fill the gap, now commonly known in South East Queensland as the “missing middle”.

What is the missing middle?

Medium density housing consists of townhouses and other residential homes that fall between categories of high-rise, high-density living and free standing homes on larger blocks of land. 1 The concept behind the missing middle, is to enhance housing affordability by offering viable housing alternatives.

By promoting the missing middle, the Queensland government is encouraging a wider variety of housing types designed to suit different lifestyles at varying price points. Ideas supported by the Queensland government have included:

  1. shared street room and space for communal outdoor activities;
  2. spaces that encourage neighbourly interaction by way of shared amenities or sporting facilities; and
  3. smaller housing footprints than the traditional family home on a 600sqm block.

How is Roycorp solving the puzzle?

“Creekside” consists of 105 contemporary townhomes located within the heart of Thornlands. Creekside uniquely sits on 6 hectares adjoining Eprapah Creek. Over 3 hectares of the site will be rehabilitated and returned to its natural state, supporting local flora and fauna.

Within the privacy of the “Creekside” estate, residents will be able to enjoy the beauty of the natural landscape from their shared amenities, such as the environmental viewing platform or the running track and exercise stations located on the perimeter of the site. In addition to the rehabilitated nature area, inhabitants are also able to enjoy a park including barbeque facilities and an additional park located within the confines of the estate itself.

All townhomes boast three bedrooms, with the master bedroom enjoying a spacious ensuite. The master bedroom and living space are air-conditioned for the comfort of its occupants. The kitchen hub includes stainless steel European appliances and stone benchtops. In addition to the surrounding native bushland, residents can experience the outdoors in their own private alfresco area.

Importantly, each townhome is built steel frames and trusses, that won’t twist or warp over time and are 100% termite proof.
