Roycorp’s latest offering “Creekside” consists of 105 townhomes, bounded by nature. “Creekside” is uniquely located adjacent to one of only sixty-six UNESCO internationally recognised Ramsar Conservation areas in Australia.  The site itself is 60,670sqm and is positioned with Eprapah Creek and Moreton Bay Ramsar wetlands to the east, the Pinklands bushland to the north and a local park incorporating a greenspace network of native bushland to the west.  Native vegetation surrounding the site predominantly consists of eucalypts and paperbarks.  Interestingly, prior to acquisition of the site for development, the site itself was a golf driving range and cleared of vegetation.  The upshot of Roycorp’s development of the site, is that over 60% or 36,668m2 of the existing site will be rehabilitated, where at least one plant per square metre will be planted, restoring the site to its natural state.

By creating an ecologically friendly site, it is expected that the new vegetation cover will form a habitat and movement corridor for koalas, migratory birds and other fauna, between Eprapah Creek and the Pinklands bushland.  In addition to this, the rehabilitated area will create a buffer between the development and the ecologically sensitive Ramsar wetlands and other marine inhabitants of the Moreton Bay foreshore.  The Ramsar wetlands is home to the wadar bird and is a key, wader bird roosting area.

Residents will be able to enjoy the spoils of nature with use of the pedestrian path which separates the development from the rehabilitation area. Five exercise stations are located along the boundary of the rehabilitation area and for ease of access, the pedestrian pathway connects to the neighbourhood bike path network.

The rehabilitation zone is so extensive between Creekside and the foreshore, that there is minimum corridor of at least 200m at any given point between the pedestrian walkway and the environmentally sensitive Moreton Bay Ramsar wetlands.  Not only will the rehabilitation zone provide a dense cover of vegetation protecting this area, but also cushions the pedestrian walkway and exercise precinct well beyond the boundary of the storm tides in a 100 year flood event.

By being designed in this manner, ecologically friendly “Creekside” complies with the stringent requirements of the UNSECO international Ramsar Convention protecting the environmentally sensitive, Moreton Bay Ramsar wetlands.  The development itself supports and promotes the conservation and sustainable use of the wetland area by local residents.

Roycorp’s commitment to the restoration of this environmental area is substantial, with Roycorp planting in excess of 36,000 plants within the rehabilitation area alone.  On Creekside’s eastern boundary, Roycorp is constructing a conservation viewing platform, so that all residents can enjoy the calm and peaceful surrounds whilst overlooking the bushland separating them from the Moreton Bay foreshore.

An additional 6,500 plants will be planted within Creekside itself, thus creating secluded residences in a natural and tranquil environment.  In addition to the native flora and fauna rehabilitation area, the pedestrian pathway and 5 exercise stations on the perimeter of the site, the site also comprises of two communal open space areas (one with a barbeque), that are usable, functional and accessible to all residents.
